Curling, Buckling, or Missing Shingles

Healthy shingles lie flat against the roof surface with consistent colour and texture. When you start seeing shingles that are curling at the edges, buckling upward, or missing entirely, the roofing material is failing. Curling is especially common in Campbell River's climate because the constant moisture cycle — wet, dry, wet, dry — causes the shingle substrate to expand and contract over time, eventually warping permanently.

Asphalt shingles are coated with ceramic granules that protect the asphalt substrate from UV damage and provide waterproofing. As shingles age, they shed these granules — and the granules wash into your gutters. A small amount of granule loss is normal on newer roofs. But if your gutters are consistently filling with dark, sandy, gritty material, your shingles are losing their protective coating.

What to do: Check your gutters and downspout discharge areas the next time you clean them. Heavy granule accumulation, combined with a roof that is 15+ years old, is one of the clearest signs that replacement is approaching. Look at the shingles from the ground — if they appear noticeably darker, smoother, or more uneven in colour than when they were new, granule loss is advanced.

Daylight Visible Through Roof Boards

If you go into your attic on a sunny day and can see pinpoints of light coming through the roof boards, you have a serious problem. Those small gaps where light penetrates are the same gaps where rain enters. This typically indicates deteriorated decking, failed shingle seals, or both. It is most common in older homes in the Campbell River area where original roofing materials have been in place well beyond their intended lifespan.

What to do: Visible daylight through your roof is not a repair situation — it is a replacement situation. The decking likely needs partial or complete replacement in addition to new roofing material.
