Best Roofing Materials for BC's Wet Climate

A 2026 comparison guide to help Vancouver Island homeowners choose the right roof.

British Columbia's climate is tough on roofs. Campbell River alone receives over 1,400 mm of rainfall annually, coupled with strong coastal winds, persistent dampness, aggressive moss and algae growth, and salt air exposure. Not every roofing material handles these conditions equally. Choosing the wrong material for your Vancouver Island home means a shorter lifespan, more maintenance, and more expensive repairs.

After installing every type of residential roofing material across Vancouver Island for over 30 years, Chea Beauchemin has developed strong opinions about what works and what does not in our climate. Here is his honest comparison of the five most common roofing materials for BC homes, updated for 2026.

Asphalt Shingles

Asphalt shingles remain the most popular roofing material in Campbell River, and for good reason — they offer solid performance at the most affordable price point. Modern architectural shingles are a significant improvement over the three-tab shingles of decades past, with better wind resistance, improved aesthetics, and enhanced granule adhesion.

In BC's wet climate, the primary concern with asphalt is moss and algae growth. Our persistent dampness creates ideal conditions for biological growth, which traps moisture against the shingle surface and accelerates deterioration. Choosing algae-resistant shingles with copper granules helps, but most asphalt roofs on Vancouver Island will still require periodic moss treatment.

Best for: Budget-conscious homeowners, properties with good sun exposure and air circulation that discourage moss growth, and homes where the owners plan to sell within 15-20 years.

Metal Roofing

Metal roofing is Chea's top recommendation for Vancouver Island homes, and it is not close. The combination of extreme longevity (40-70 years), virtually zero moss adhesion, superior wind resistance, and excellent rain shedding makes metal the ideal material for BC's climate. Water runs off a metal roof instantly — there is no absorption, no granule loss, and no shingle tab lifting.

The higher upfront cost of metal is offset by its dramatically longer lifespan and lower maintenance requirements. When calculated on a cost-per-year basis, metal roofing is often the most affordable option over the life of your home. It is also fully recyclable at end of life — a growing consideration for environmentally conscious homeowners.

Best for: Long-term homeowners, coastal properties, homes surrounded by trees (moss-prone areas), properties with steep or complex roof lines, and anyone who values the "install it and forget it" approach.

Cedar Shakes

Cedar shakes are beautiful and offer excellent natural insulation. However, they require the most maintenance of any roofing material in BC's climate. The persistent moisture on Vancouver Island means cedar needs regular treatment with preservatives and moss inhibitors to prevent premature deterioration.

Without proper maintenance, cedar shakes in Campbell River can start curling, splitting, and developing moss within 10-15 years. With diligent care — cleaning, treatment, and prompt replacement of damaged shakes — a cedar roof can last 25 to 30 years. The maintenance commitment is real and ongoing.

Best for: Homeowners who love the natural cedar aesthetic and are committed to an annual maintenance routine, heritage or character homes where cedar is part of the architectural style, and properties where appearance is the top priority.

Flat Roofing (TPO and EPDM)

Flat roofing systems using TPO (thermoplastic polyolefin) or EPDM (rubber membrane) are the standard choice for low-slope and flat roof sections. Many Campbell River homes have flat-roofed additions, carports, or sunrooms that require these specialized materials.

In BC's wet climate, proper drainage is critical for flat roofs. Standing water accelerates membrane deterioration and can lead to leaks at seam joints. Chea ensures all flat roof installations include adequate slope for drainage and reinforced seam welding to prevent water infiltration.

These products are engineered to mimic the appearance of cedar shakes or slate while providing superior weather resistance and virtually zero maintenance.

For BC's climate, synthetics offer an appealing combination: the look of natural materials with the performance characteristics of engineered products. They resist moss, shed water efficiently, and handle high winds well. The tradeoff is a higher upfront cost compared to asphalt, though lower than cedar or metal.

Best for: Homeowners who want the cedar or slate aesthetic without the maintenance, properties in moss-prone areas, and those looking for a middle ground between asphalt affordability and metal longevity.

Vancouver Island Specific Considerations

Heavy rainfall. With 1,400+ mm annually in Campbell River, your roof needs excellent water shedding. Metal and synthetic materials excel here. Asphalt performs well if properly installed with adequate underlayment. Cedar requires extra attention to ensure water drains between the shakes properly.

Moss and algae. If your home is shaded by trees or faces north, moss will be a persistent issue. Metal roofing is the clear winner — moss cannot adhere to a smooth metal surface. Synthetic products also resist moss well. Asphalt and cedar both require regular moss treatment.

Coastal wind. Southeast storms off the Strait of Georgia can bring sustained winds of 80-100 km/h. Metal panels with concealed fasteners and premium architectural shingles with enhanced wind ratings are your best options for wind resistance.
